Winter in Chester, Delaware and Montgomery counties is hard on roofs. Freezing nights, snow, ice and wind find every weak spot. A small problem in November can be a ceiling stain by February. Here are six things to check now, while the weather still lets you fix them.
1. Missing, Lifted or Cracked Shingles
From the ground, look for shingles that are missing, curled at the edges, or sitting higher than the ones around them. Wind gets under a lifted shingle and can peel off a whole section in a storm.
2. Pipe Boots and Vents
The rubber collars around plumbing pipes dry out and crack over time. They are one of the most common leak spots we find, and one of the cheapest to fix.
3. Flashing Around Chimneys and Walls
Metal flashing seals the joints where the roof meets a chimney, wall or skylight. If it is loose, rusted or sealed only with old caulk, melting snow can work its way in.
4. Clogged Gutters
Gutters full of leaves hold water against the roof edge. When that water freezes it can form ice dams that push water up under the shingles. Clean them after the last leaves fall.
5. Attic Signs
On a sunny day, look around your attic for daylight coming through, water stains on the wood, or damp insulation. Those are early warnings of a leak.
6. Your Roof’s Age
Most asphalt shingle roofs last about 20 to 25 years. If yours is near that age, a professional inspection before winter can save you an emergency call in January.
